The site of the former Xavier College junior school in Brighton has been approved for redevelopment into 83 homes following a decision by Victoria's Planning Minister Sonya Kilkenny. The 3.292-hectare property, located at 47 South Road, will be subdivided to make way for the new residences, despite initial opposition from local residents and the Bayside Council.

Initially, plans to develop the site into 84 homes were rejected by Bayside Council in December, following significant community backlash. The developer, Golden Age Group, appealed the decision to the Victorian Civil and Administrative Tribunal (VCAT) and was awaiting a hearing in June when the Planning Minister intervened.
Planning Panels Victoria has now approved the revised plans, which include a reduction to 83 homes, along with the addition of a new pedestrian path and enhanced landscaping. The decision was seen as a positive step towards increasing housing supply in the sought-after Brighton area.
In the approval report, the Committee noted that the proposal would provide "opportunities for downsizers or new entry-level opportunities" and would result in "an acceptable outcome for the subject land.
"Damien Hehir, development director at Golden Age, welcomed the decision, describing it as a "pivotal step forward" for the project. "The development will not only enhance the local environment but also contribute to the region's economic growth and community development," Hehir said.
While the project has cleared a significant hurdle, a few more planning and regulatory approvals are required before construction can begin. Golden Age, which acquired the property from Xavier College’s Kostka Hall campus for $100 million in 2022, has indicated that further announcements will be made in the coming months.
The approval marks a significant development in Brighton, promising to transform the former school site into a vibrant residential community.
