Buyer's Agent Matt Skehan
Shares Inspiring Journey
From Physio to Property Investor

Inside the Mind of a Top Buyer's Agent: Matt Skehan from Azure Buyers Agents

Matt Skehan, the director of Azure Buyers Agents, recently shared his journey and insights on the REDL Chat Podcast. With a background as a physiotherapist and a successful transition into the real estate industry, Matt offers a wealth of knowledge and experience.

In this comprehensive interview, we delve into twelve captivating questions from the podcast, exploring Matt's expert insights and his approach to business.

1. How did you transition from being a physiotherapist to a buyer's agent?

My journey into the real estate industry wasn't a traditional one. I spent almost ten years as a physiotherapist after university. However, in 2009, I was bitten by the property bug. I wanted to invest in property myself but faced challenges in securing finance. This obstacle turned out to be a blessing in disguise. I immersed myself in learning about property investment and fell in love with it.

Over the next five to six years, I built a portfolio of six properties while still working as a physio. My passion for property and helping others led me to switch careers. I did an apprenticeship at a larger investment advisory firm for almost five years to learn the ropes. Finally, I launched Azure Buyers Agents about twelve months ago.

2. What motivated you to change careers and become a buyer's agent?

Helping and educating people has always been my passion, whether in physiotherapy or real estate. Property investment became an extension of that passion. I realised I could make a significant impact by guiding people through the complexities of property acquisition, helping them create wealth and secure their futures. It’s incredibly rewarding to see clients achieve their goals, whether it's buying their dream home or an investment property.

3. What do you enjoy most about being a buyer's agent?

Every day, I’m inspired by the opportunity to help people navigate the property market. Property is a tangible asset, and seeing the direct impact of my work on clients' lives is gratifying. Whether it's removing the stress and emotion from the buying process, negotiating fiercely on behalf of my clients, or finding off-market opportunities, each successful transaction brings immense satisfaction. It’s not just about closing deals; it’s about creating long-term value and wealth for my clients.

4. How do you explain your role as a buyer's agent to a child?

I help people buy houses. It's as simple as that. I would explain to a child that, just like a coach helps you play sports better, I help people find the best houses and negotiate good deals for them. By having a professional like me, they can increase their chances of finding the perfect home.

5. What’s the biggest misconception about buyer's agents?

Many people think they can manage the property buying process alone. While it's possible, they're often unaware of the complexities involved and the opportunities they might miss out on. As buyer’s agents, we save clients time, money, and stress. We have insider knowledge, access to off-market properties, and strong negotiation skills that can make a significant difference. It’s not just about finding a house; it’s about finding the right house at the right price.

6. How do you navigate the current property market?

The market is always evolving. Currently, we’re seeing a bifurcated market where well-presented, renovated properties are in high demand, while others linger. Despite some pullbacks following the phenomenal growth during COVID-19, opportunities abound. It’s crucial to stay informed and adaptable. I advise clients to focus on long-term gains rather than short-term fluctuations. Understanding market dynamics and having a strategic approach is essential.

7. Do you deal with off-market properties?

Yes, off-market deals are a significant part of what I do. I have an extensive agent database, and I leverage these relationships to access properties before they hit the market. This insider access can be a game-changer for clients, giving them a competitive edge. However, it's not just about off-market properties; it’s about finding the right property that meets the client's needs and goals.

8. What inspires you in your daily work?

My passion for property and helping people drives me every day. Whether it’s guiding first-time buyers, seasoned investors, or anyone in between, the goal is to make their property journey as smooth and successful as possible. Seeing clients achieve their dreams and build wealth is incredibly fulfilling. It’s about making a positive impact on their lives.

9. How do you stay ahead in such a competitive industry?

Continuous learning and adaptation are key. I stay updated on market trends, legal changes, and investment strategies. Networking with other professionals and attending industry events also helps. Moreover, having a mentor has been invaluable. It’s important to stay curious, ask questions, and always seek to improve. The real estate market is dynamic, and staying ahead requires constant effort and dedication.

10. What advice would you give to aspiring property investors?

Educate yourself, set clear goals, and seek guidance from experienced professionals. Real estate investing is rewarding but requires diligence and a long-term perspective. Take time to learn about different strategies and market trends. Don’t hesitate to reach out to mentors or advisors who can provide valuable insights. Most importantly, remain disciplined and focused on your goals. Real estate is not a get-rich-quick scheme; it requires hard work and perseverance.

11.What challenges have you faced as a buyer's agent, and how have you overcome them?

One of the biggest challenges is managing client expectations, especially in a competitive market. Clients may have high hopes or unrealistic expectations about what they can achieve. Clear communication and education are crucial. I spend a lot of time explaining market realities and helping clients set realistic goals. Another challenge is staying on top of the market’s fast pace. This requires continuous learning and staying adaptable.

12. How do you balance work and personal life, especially given your passion for property?

Balancing work and personal life can be challenging, but it’s essential. I make it a point to spend quality time with my family and pursue interests outside of work. Having a supportive team also helps. Delegating tasks and trusting my team allows me to focus on strategic decisions and client relationships. It’s about finding harmony and ensuring that both work and personal life are fulfilling
